Coming to Downtown Broken Arrow: District Mercantile to Transform Long-Vacant Main Street Property
Something new is coming to Main Street in Broken Arrow.
A commercial property that has reportedly sat vacant and boarded up for nearly four years is being prepared for a new life as District Mercantile, a neighborhood market and deli planned for 224 S. Main Street in downtown Broken Arrow.
The project represents another investment in the continued development of downtown and the Rose District areaβand it's exactly the kind of development BrokenArrow.app will be following in our new Coming to BA series.
What Is District Mercantile?
District Mercantile is planned as a neighborhood market and deli offering grab-and-go food, everyday grocery essentials and locally sourced products.
The concept is being developed by Rise, Grind & Ride, LLC.
Rather than constructing another large retail center, this project will take an existing commercial space in downtown Broken Arrow and put it back into productive use.
That's significant because successful downtown districts depend not only on restaurants and entertainment but also on businesses that people can incorporate into their everyday lives.
Where Will District Mercantile Be Located?
The new business is planned for:
224 S. Main Street
Broken Arrow, Oklahoma
That places District Mercantile directly in the downtown Main Street corridor.
The approximately 2,200-square-foot commercial property is highly visible and, according to information presented to the Broken Arrow Economic Development Authority, has been vacant and boarded up for almost four years.
Bringing that property back into use could add another active storefront to the downtown area while creating a new destination for residents and visitors.
More Than $255,000 Planned for the Project
The proposed project includes a total capital investment of approximately $255,310 to rehabilitate and renovate the property.
In July 2026, the Broken Arrow Economic Development Authority approved an economic development agreement with Rise, Grind & Ride, LLC related to the project.
Under the agreement, after the property renovations are completed and District Mercantile opens, the company may receive reimbursement for up to 50 percent of eligible renovation costs along with permitting and inspection fees.
The incentive is capped at $80,000.
A Neighborhood Market Could Add Something Different Downtown
Downtown Broken Arrow has changed dramatically over the past two decades.
The Rose District helped transform Main Street into a destination for restaurants, entertainment, shopping, events and community gatherings.
District Mercantile could add another element to that mix: a neighborhood-oriented market where people can pick up food and everyday items while also discovering locally sourced products.
That distinction matters.
A thriving downtown isn't simply somewhere people visit for a special event. The strongest downtown districts become places where people eat, shop, work, live and take care of everyday needs.
Part of a Bigger Conversation About Downtown Broken Arrow
The District Mercantile project comes as Broken Arrow is also planning the next chapter of its downtown.
The City of Broken Arrow began work in March 2026 on a new Downtown Master Plan covering more than two square miles along the Main Street corridor.
The planning process is examining future opportunities involving economic development, transportation, public spaces, infrastructure, housing and quality of life.
The new plan builds on the city's original 2005 Downtown Plan, which helped set the stage for the transformation that eventually created today's Rose District.
That means projects like District Mercantile aren't happening in isolation. They are arriving while Broken Arrow is actively considering what downtown should become over the coming decades.
Broken Arrow Is Seeing Significant Private Investment
District Mercantile may be a relatively small project compared with some of the massive developments underway around Broken Arrow, but small businesses and individual storefronts are an important part of the city's economic story.
Broken Arrow officials reported more than $350 million in private investment during 2025, along with approximately 500 new jobs.
At the end of 2025, the city also reported more than 600,000 square feet of retail and commercial space under construction.
Those numbers help explain something Broken Arrow residents can see simply by driving around town: the city is changing quickly.
